Private beta

Every lease, every tenant, every unit — where you can actually find them.

Tenuri keeps your rental records in one place: who lives where, what they pay, how to reach them, and the signed paperwork to prove it. Built for landlords with a handful of buildings, not property management firms with a hundred.

Free during the beta. No card, no contract.

The lease is in an email somewhere

If you own a few rental units, your records probably live in four places at once: a spreadsheet of rents, a phone full of tenant numbers, a folder of scanned PDFs, and your memory. It works right up until the moment you need the signed lease, the date you served a notice, or the phone number for unit 3 — and you need it now.

The software built to solve this is aimed at property managers running hundreds of doors. It comes with trust accounting, work order queues and owner portals you will never open, priced accordingly. This is the small version.

Built around the unit

Not around a spreadsheet row. Everything that belongs to a unit lives on the unit: the tenancy, the rent, and the paperwork.

A list and a map

Browse buildings as a list, or see them as pins on a map and click the one you are standing outside. Same records either way, colour coded by whether the unit is earning.

Documents that stay put

Drag a lease, a notice, an inspection photo or a receipt onto the unit it belongs to. Tag it, date it, find it later. It opens in the browser instead of downloading into a folder you will lose.

Tenancies, not just tenants

Rent, payment method and lease dates belong to the agreement, so a unit keeps its history when someone moves out. You can still see who lived there in 2023 and what they paid.

Rent that knows what “behind” means

Record what arrived and when. Tenuri works out which months it clears, oldest first, and carries the rest forward. A tenant who pays half is half-paid on screen, not a guess you have to hold in your head.

  • Partial payments show as partial, with the date and the amount.
  • Paying early covers the next month instead of vanishing.
  • Export the whole rent roll to CSV for your accountant.

What it does not do

It does not collect rent, run credit checks, file your taxes, or generate legal forms. It is a record of your properties and the paperwork attached to them. If you need accounting, it sits alongside your accounting — it does not replace it.

It is also early. Accounts are issued by invitation while I find out whether this is useful to anyone besides me. If you try it and it is wrong for you, I would genuinely like to hear why.

Find out if it is useful to you

Tell me how many units you have and what you use today. Accounts are issued by hand during the beta, so you will hear back from a person.
